Commercial HVAC Services You Can Reach
When a chiller drops offline or a rooftop unit quits without warning, you need a commercial HVAC contractor who answers the phone and knows your building. Dean E. Norris has kept Kansas facilities running since 1971, with 24/7 emergency service, preventative maintenance agreements, and full mechanical construction across schools, hospitals, plants, churches, and office buildings.
Serving Kansas since 1971. 24/7 emergency service. Self-performed HVAC, plumbing, piping, and sheet metal. Projects from single rooftop replacements to facilities over 100,000 square feet.

Kansas Since 1971 Locally owned, and still here when your system needs service in year twelve.
24/7 Emergency Service Equipment does not fail on a schedule. Our service technicians are available around the clock.
Self-Performed Work HVAC, plumbing, piping, and sheet metal in house. One accountable contractor, not four trades.
Commercial HVAC Repair When Your System Goes Down
Downtime is the real cost, not the invoice.
A failed chiller in a hospital, no heat in a school building, or a compressor down on a production line becomes someone’s emergency within the hour. Our service technicians are available 24 hours a day, and most of the buildings we service are buildings we already know, so the diagnosis does not start from zero.
We handle routine commercial HVAC repair on rooftop units, air handlers, split systems, VRF systems, and packaged equipment, and we also service the equipment many contractors will not touch: centrifugal chillers, condensing boilers, and process cooling. If a repair will get you through the season, we will tell you that instead of selling you a replacement.
Commercial HVAC Equipment We Repair and Service

Commercial HVAC Maintenance That Prevents the Call
The cheapest repair is the one that never happens. A Preventative Maintenance Agreement puts your equipment on a documented schedule so failures get caught during a planned visit instead of on the hottest day of the year. It also gives you a written service history, which is what you need when you have to justify a capital request to a controller or a board of directors.
Every agreement is built around your building rather than a standard checklist, because a foundry, a hospital, and a sanctuary do not have the same requirements. We walk your building and learn what our service technicians need to do to keep it operational.
What a Preventative Maintenance Visit Includes

Ductwork Inspection
Ductwork condition, exhaust and make-up air, and airflow verification

Thermostat Testing & Calibration
Thermostat, temperature, pressure, and safety controls

Coil Cleaning
Coil surfaces, filters, fan impellers, and corrosion control

Safety Control Testing
Electrical connections, refrigerant charge, belts, and fittings
The Commercial HVAC Systems We Install and Service
Commercial buildings in Kansas run on a wider range of equipment than most contractors are staffed to handle. We self-perform HVAC, plumbing, piping, and sheet metal, which means one accountable contractor instead of four trades to coordinate.
Chillers and Central Plants
Chilled water plants, cooling towers, pumps, and heat exchangers. We replaced the steam heat exchanger and both the heating and chilled water pumps at Wichita State University’s Ablah Hall, and rebuilt the campus utility tunnels that carry chilled water and steam to multiple buildings. See our chiller service.
Boilers and Hydronic Heating
Condensing boilers, four-pipe hydronic systems, and steam. At Derby High School we replaced two aging boilers with three high efficiency condensing boilers and swapped two water cooled chillers as part of a phased addition. See commercial heating.
Variable Refrigerant Flow (VRF)
VRF is the system we are asked about most for older buildings, because it delivers zoned comfort without the ductwork a conventional system needs. At Liberal High School we replaced 94 water source heat pumps with 94 VRF indoor units and set 20 outdoor units on the roof, coordinating the electrical, ceiling, and insulation trades under our contract. Learn about VRF.
Rooftop Units and Packaged Equipment
Single units through large multi-unit installations. At the Cargill Innovation Center, a 75,000 square foot two-story complex, we set multiple 50 ton rooftop units and 100 ton refrigeration units by crane, which required closing the street during placement. See commercial air conditioning.
Custom Sheet Metal and Ductwork
We fabricate in our own shop rather than subcontracting it, which controls both schedule and quality. That includes food grade stainless for processing environments, PVC coated and aluminum duct, grease duct, and specialty fabrication for industrial applications including stairs, handrailing, racks, equipment enclosures, and more. See custom metal fabrication.
Temporary Cooling
When a chiller is down or a project runs past the season, we can bridge the gap. See temporary cooling.
Commercial HVAC Installation and System Replacement
Most replacement work happens in a window that cannot move: a summer break, a plant shutdown, a holiday closure. We plan the equipment order, the demolition, and the trade coordination around your window rather than around our own convenience.
When a boiler failed in March at Marion-Florence USD 408, in the oldest public school building in Kansas and a structure on the Kansas Historical Register, crews were on site removing roughly 30,000 square feet of failed system within a week of the contract being signed.

Repair or Replace: How to Decide
There is no universal rule for commercial HVAC replacement, but there are signals worth weighing before you spend capital. Use this as a starting point, then have someone look at the actual equipment.
Points Toward Repair
- Equipment under about 15 years old
- This is the first significant failure
- Repair cost is well under a third of replacement cost
- Parts are available on normal lead time
- Current refrigerant, well supplied
- Operating cost is in line with similar buildings
- You need to reach the next capital cycle
Points Toward Replacement
- Past 15 to 20 years, or past the manufacturer’s rated life
- Third service call in 18 months on the same unit
- Repair cost is approaching half of replacement cost
- Parts are obsolete, discontinued, or long lead time
- R-22, or a refrigerant phasing down under the AIM Act
- Documented high consumption a new system would cut
- Capital is approved and a shutdown window is available
Commercial HVAC Construction for General Contractors and Mechanical Engineers
If you are carrying the mechanical scope on a project, you need a subcontractor who staffs the job and holds the date. We work both plan and spec and design-build, and we take part in preconstruction so cost and constructability questions surface before the drawings are final rather than after award.
Our project history includes work alongside McCownGordon Construction, Basis Consulting Engineers, Professional Engineering Consultants, Energy Solutions Professionals, and DCS Services. Several of those relationships have produced repeat work, and at least one produced a direct referral to a district that had never worked with us.
Industries We Keep Running Across Kansas
Different buildings fail in different ways, and the constraints matter more than the equipment. A hospital cannot lose pressurization, a food plant cannot risk contamination, and a sanctuary cannot tolerate a noisy air handler during a service.
What Happens When You Call?
- You reach a person, not a queue. Call 316-688-1901 and tell us the equipment and the building.
- We diagnose before we quote. A technician identifies the actual fault rather than recommending a replacement sight unseen.
- You get the options in plain language. Repair, replace, or a temporary measure, with the tradeoffs stated.
- We schedule around your operation. Shutdown windows, school breaks, and production schedules drive the plan.
- You keep the service record. What was done, what we found, and what to expect next, in writing.
Why Kansas Facility Managers Call Dean E. Norris
We have been doing this in Kansas since 1971, which matters for a practical reason: the company that installs your system should still exist when it needs service in year twelve. We are locally owned, we self-perform the work we sell, and our technicians tend to stay, so the person who knows your building is likely to be the person who returns to it.
The pattern in our customer feedback is consistent: what people value is that we answer and that we show up. James Harmon at Ambassador Wichita Hotel described it as working with a partner to keep our business up and running at optimal efficiency. That is the standard we are trying to hold.

Commercial HVAC Questions We Hear Most
How much does commercial HVAC repair cost in Wichita?
Cost depends on the equipment and the fault, so we diagnose before quoting. A rooftop unit repair and a centrifugal chiller repair are not comparable jobs. We give you the number before work begins, and we will tell you when a repair is the better value than replacement.
Do you offer 24/7 emergency commercial HVAC service?
Yes. We are available 24 hours a day, seven days a week for commercial service calls. Call 316-688-1901. Customers on a Preventative Maintenance Agreement receive priority response, which matters most during the first heat wave or hard freeze when demand spikes.
What areas of Kansas do you serve?
We are based in Wichita at 2929 S. Minneapolis and work throughout Kansas. Documented projects include Dodge City, Garden City, Liberal, Humboldt, Marion, Derby, and Wichita. We also serve Newton, McPherson, and Salina. If you are unsure whether we cover your location, call and ask.
Are you licensed, bonded, and insured for commercial work?
Yes. We carry the licensing, bonding capacity, and insurance required for commercial and institutional projects, including public school and municipal work. We can provide certificates, bonding capacity, and our safety record and EMR on request for prequalification.
Can you work in my building while it stays open?
Yes, and we have documented experience doing it. We worked in clean room conditions at Jackson Dairy with production running, built duct above an active conveyor at Cargill Dodge City, and phased work at WSU Duerksen so the building stayed occupied throughout.
What is a Preventative Maintenance Agreement and is it worth it?
It is a scheduled service plan built around your equipment and operating calendar. It catches failures during planned visits, provides priority emergency response, and produces a written service history. That documentation is often what makes a capital request defensible to a controller or a board of directors.
